A special LCPHCA Members meeting will be held on Tuesday, July 26th from 7:30-9:00 PM at the swim and tennis clubhouse on Altamont Drive to discuss the proposed development at the golf driving range site on N. Druid Hills Road.

                SUBJECT:        OAK HALL COMPANIES LLC'S PROPOSED APPLICATION TO REZONE THE "DRIVING RANGE" PROPERTY FROM C-2 AND M (INDUSTRIAL) TO RSM (SMALL LOT RESIDENTIAL) FOR CONSTRUCTION OF 78 84 TOWNHOMES; NOTICE OF SPECIAL CIVIC ASSOCIATION MEETING ON THE PROPOSED REZONING/REDEVELOPMENT ON TUESDAY, JULY 26, 2016, AT 7:30 PM, AT THE LEAFMORE-CREEK PARK HILLS CLUB CLUBHOUSE   

 

                   Further my Memorandum of July 2, 2016 regarding Oak Hall Companies, LLC ("OHC") stated intention to file an application with DeKalb County to rezone improved and unimproved property consisting of ± 11.5 acres (according to OHC) located at 3352 North Druid Hills Road from its current C-2 and M (Industrial) classification to RSM (small lot residential) for the purpose of developing what is now reported to be an 84-unit (up from 78) townhome community.

 

                   The Civic Association is much obliged for those of you who took the time to forward your comments and concerns to the Board of Directors regarding the proposed rezoning.  We did not receive any comments endorsing the rezoning or redevelopment -- though some commenters stated that they were resigned to the fact that repurposing and redevelopment of the "Driving Range" is inevitable.  Other commenters wanted to explore County purchase of the property for use as greenspace or a park while others opined that limited/restricted commercial development -- such as a satellite college campus or office (no retail) might be the best use.


                   Chief concerns among the commenters were potential flooding of properties adjacent to or near Burnt Fork Creek or its "Spring Creek" tributary, environmental-remediation, increased amount and velocity of surface-water runoff, cut-through traffic, tree removal, and added student enrollment in the reportedly overcrowded Sagamore Elementary-Henderson Middle-Lakeside High cluster.

 

                   Because of and in response to the concerns raised about the proposed rezoning-redevelopment, the Civic Association will hold a meeting on Tuesday, July 26, 2016, at 7:30 pm, at the Leafmore-Creek Park Club clubhouse on Altamont Drive.  This will be a "bifurcated" meeting.  During the first portion of the meeting (30-40 minutes), Mr. Tad Braswell, Principal of OHC (and probably OHC's attorney) will make a presentation and respond to attendees' questions and comments.  The second portion of the meeting (30-40 minutes) -- after Mr. Braswell leaves -- will be reserved for the Civic Association officers to receive the attendees' (1) input into formulation of the Civic Association's position regarding the proposed rezoning/redevelopment; (2) any proposals, suggestions, or recommendations regarding any conditions to or modifications of OHC's current rezoning proposal; or (3) any endorsements of the current proposal.

 

                   While all residents of Leafmore-Creek Hills are invited to attend the July 26th meeting, we especially hope that all homeowners whose properties abut the current Driving Range will make a point to attend.
